Why Delay Occurs in Custom Home Building

Last time, we tackled the first of five common fears in custom home building which is the poor craftsmanship. Now, we are going to talk about the second fear in custom home building – why delay occurs.

Delay is defined as the act of postponing, hindering, or causing something to occur more slowly than normal (Merriam-Webster). In layman’s terms, delay occurs when something is not done or finished on time or on schedule. Reasons for delay include both controllable and uncontrollable events.

For controllable events, this simply means that the delay is within your control. You have the power to stop or to avoid the possibility of it slowing down. Some examples include:

  • Financial delays – usually this happens when there is no set fixed budget for your home project. This can be avoided when you take into consideration all of the things that need budget allocation. With Contegrity, this is not a problem since we do budget analysis. In this stage, we are committed to giving you an estimated price throughout the design stage of the project so that when a fixed price proposal is presented, there will be no surprises.
  • Labor Shortages – labor shortages mean there is a lack of skilled workers to work in a project. Luckily this won’t happen with Contegrity, as we have a professional trade network who can achieve the most accomplished results for your home.
  • Lack of Collaboration – usually this happens when key stakeholders aren’t on the same page. This means that the communication within the workers isn’t smooth and well delivered. With Contegrity, there is a dedicated platform (Buildertrend) to keep the builders, the vendors, and the client on the same page.
  • Selection delays – this is typically the main cause of delay as there are a hundred of selection decisions to be made by you. This can be avoided by having an interior designer and other professionals that can help with the decision making. Luckily, Contegrity has in-house professionals to guide you with the selections for your custom home.

On the other hand, we also have uncontrollable events, which simply means that the delay is out of your control. This happens without notice because it is unpredictable. Some examples include:

  • Weather delays – when inclement weather happens, it is not bound within our controls. We cannot predict when a storm will happen or when a certain atmospheric condition will occur. It could be, but only a few days before it actually happens. Beyond that, the weather is unpredictable.
  • Unexpected construction delays – Issues like when you start excavating your site to construct your foundation, you can never predict what you’ll find. Before the foundation is laid, there are typically rocks or another unstable surface that needs to be removed, which can delay the process.

Delays can be considered as part of the process of custom home building, as we discussed earlier that there are two factors that can cause it. However, a competent and professional home builder can minimize this if they plan and organize their process efficiently. With Contegrity Homes, we can guarantee that you will not be bothered by this kind of problem.
